Sold / Closed Seasonal Fishing Camp For Sale - Sackets Harbor, NY

My wife and I are aggressively selling our full hook-up (electric/water/sewer) seasonal camp site and RV in turn key and move in ready condition with site rent paid for through the entire 2014 season (April 15 - October 15). It's located at Bedford Creek Marina & Campground in Sackets Harbor, NY right on Lake Ontario with a full service Marina, non-ethanol 91 octane fuel, and a general store on site. The Site # is 136. There are NO OPEN available seasonal camp sites at this campground right now.

The RV is a 2008 Timberland Wedge Suite 27' with 18' awning, one 8' slide out, fiberglass exterior front and top shell with corrugated aluminum sides. It's in immaculate condition with no issues whatsoever. Sleeps 6. There's a Queen Master in the front and a full sliding divider that provides privacy, full bathroom with standup shower and tons of closet/storage space. The furnace is HOT when it's cold and the AC is COLD when it's hot. All appliances work great, hot water heater is fast to warm up (dual electric/propane) and the refrigerator/freezer is super cold (also dual electric/propane). Microwave, range hood with fan, propane gas cook top, convection oven, divided kitchen sink, Built in CD player/stereo system, Power tongue jack, auxiliary battery & on-board charger, and TV antenna.

Comes with the 24'x8' treated deck platform I built last year, mini fridge and table, picnic table, fire ring and surrounding stones, all weather outdoor Rubbermaid shed with shelving, and many odds and ends inside like throw rugs, 20" flat screen TV, etc... All 4 tires are brand new last July and have had UV protective covers on them since new to prevent dry rot. The trailer has a Reese weight distribution hitch and anti-sway stabilizer bar on it. Both 30lb propane tanks were just filled a few weeks ago and haven't been used since. There is plenty of parking for guests too - as can be seen in the pictures. We've had 4 full size pickup trucks parked well within the site along with my 17' Boat/Trailer. The site is long enough to keep your boat/trailer hooked up to your truck anytime. You can also pitch tents on your site if you have many people visiting and run out of room inside. Pay nothing to keep the RV on the site all Winter! You can't beat that! Seasonal rent is $1725, or $1525 if paid by the end of this season for next year (early bird discount). Don't forget about the Pizza Shack that is out front of the campground... When the day flies by too fast and there's no time to cook, they'll deliver right to your site - excellent food too!!

The Marina is excellent and protected from the mighty Lake Ontario winds to keep your boat safe. We have both our boats slipped here. A 2012 Tracker V-175 WT and a 1990 Penn Yan 245 Contender. The fishing is insane... A seasonal site is so relaxing and makes camping so much more enjoyable. No packing up, no trailering and wasted fuel burn, no un-packing, no re-packing, and no un-packing again. Bring food and clothes for each trip up and everything is done when you get here. We've really enjoyed having this and I'm sure the next owners will too! I'm sure I've left out something so please contact me with any questions that you may have. As can be seen in the pictures, the RV alone is worth well over what I'm asking for... But I'd like to move this quickly so I feel that it is priced to sell that way. $12,000 $11,000 $10,000 OBO for everything, including paid site rent for the remainder of the 2014 season. Deal fell through - the guy couldn't come up with the $ and I can't sit and wait.

 

The camper was just meticulously cleaned on Sunday 7/13 and ready to be moved into!

 

I reduced the price to sell this fast!  Half the camping season still remains, and the Kings are going to be making their way to the East end of the lake in large numbers very soon!
