All this remains to be seen . 

 

I feel this could really be a hidden gem if done right . And the right customer core gets in there . Could be like a community type thing . Kind of like you guys have at Tommy's. 

 

Comparing shelling out 400 k plus to a side hustle fishing tackle business really doesn't hold a lot of water .

Sure it does. Gross and expense are the two most meaningful factors in business. Brian gets it. Vince doesn’t appear to.

Let’s just say the previous owner didn’t do himself many favors in trying to get the most out of that marina. Constantly looking over everyone’s shoulder, tuning electric off to boats, using boat trailers w/o permission for hauling crap, screwing us on the gas, screwing the pen project and I’m sure there’s more I’m not thinking of…..

$65/foot isn’t horrible. That would put me at $1670 and that’s lower than any marina that I know of outside of Sandy. At Tommy’s and Franks we have water issues most years and another perk other than the price is we are allowed to hang out at the picnic table to talk about fishing and Gators rubber toys in his boat……

So I have asked myself for a few years , " why isn't this guy putting some boats in there ? Generate some income . 

 

Then I thought , maybe he dosnt want to yet , till it's not gross , till it nice , so he can get slip renters , get his money and they stay . Maybe I'm wrong , I don't know . 

 

It is my understanding he has a campground in Port Bay , so it's not like he is new to this type of thing . A few weeks with a good crew and that place could be nice . 

A good day or maybe 2  on his work barge and a pole  saw to clean out the tree limbs ,(not all that bad , I fished the channel tonight and looked )  a few truckloads of stone for the driveway , plant some flowers and shrubs , some paint . Haul some of that stuff out . Move the gas . Add a picnic area . Those docks he built are first class . 

 

A lot of work , but not overwhelming. 

 

Could be real nice over there . 

 

The last thing you would want to do , and I know this from experience in my carpentry and landlord business is come in to low just to get business. Then when it's not profitable and you have to raise rates significantly , people get mad . At that point all you are doing is turning over dollars . 

 

Maybe the charter captains , to fill dates , should cut their rates by half . Sell those Gambler rigs for half price . Think of all the business you would get . Might not make any money but you would be busy . That's a recipe for disaster right there .

Could the run down marina be a write off for another business.  Smart bissness people always have lope holes to save money and the people that commit fraud don't care they'll use any means they can

Wow, I leave you guys alone for a day or two and this is what happens!

 

First, I want to address the issue of rubber toys. I think that's a suburban myth, propagated by outside forces who want to tear down my legacy. There's no proof of such items....crap, I need to get to the boat quick...

 

Second, if anyone is going to kiss Tommy's ass, they're going to have to go through me. Grass stains on my knees and all.

 

Third, if anyone wants to give me $100K for Nothing But Net, it's yours.

 

Finally, I recall back in the day a fellow fisherman who owned a strip club and would show up at the dock with several of his employees. Yes, jaws hit the floor and there may or may not have been some drool issues...these days I can attribute that to age...but we were always respectful. So, just to be clear, let the record show that we are welcoming of families, children, and MILFs at Sandy Creek.

Are you serious?  Business is business.  If you started your business today with zero customer base, you would fail in a hurry with your thinking.  Who would pay a new business that is charging way more than the current businesses in the industry?   As the new guy, you have to come in at the going rate or lower to build a customer base.   Do the math.....   40 boats at less than $2000 a boat, will not pay the bills. It will barely be enough to keep the lights on. 40 boats is about the max this marina will do unless the channel is widened and the parkway bridge is removed.  Frank still has open docks at way less per foot.  Boating and fishing is a dying industry.  It is being priced out of existence.  Where are all of these boats going to come from?  As long as Bald Eagle is still in business, you will not draw those guys back to Sandy.  If you did, it wouldn't even come close to filling that marina.  Most guys there would end up at the Oak due to their boat size.  Not one guy at Tommy's will leave.  Having the best mechanic on the lake to fix your boat on site is worth any headache the lake level will ever throw at us.

$400,000 on a thirty year mortgage at 6% is a payment of $2,400. Add $1000 a month for taxes and it’s $40800 a year. That’s if you finance the whole thing. That is the math.

Oh , you left out a bunch of stuff 

 

You will have to grease the local politicians . And the kick back to the carpenters . And if you plan on using any cement they will want to talk to you . 

And what about waste disposal? I don't know if you are aware of who runs that but I assure you , it's not the Boy Scouts ....
